How it is calculated
- Active Baja California listings, houses and lots, with price and area published by the agency.
- Asking price in dollars between US$5,000 and US$50,000,000; area of at least 10 m².
- Square meters of construction for houses and of land for lots.
- The lowest 1% and highest 1% of price per m² within each type are dropped as likely data-entry errors at the source.
- A figure is published only when the area has at least 25 listings after cleaning; with fewer, the cell reads "not enough data".
- Median and quartiles of asking prices. Each listing counts once.
What this report is not
- These are not sale prices: this report has no closing-price data, only asking prices.
- This is not a valuation or an opinion of value for any property. Price per m² varies widely with location, ocean view, access to services and the land regime.
- Large rural parcels can pull the per-m² price down: the per-m² figure varies widely with parcel size.
- Areas are the place names used in the listings. Valle de Guadalupe and La Misión are shown separately from Ensenada, and San Felipe separately from Mexicali; the “Ensenada” and “Mexicali” figures do not include them. Figures built on few listings are left out.
